Mortgage Deeds - Redeemed Mortgages
Ulydien DAC are working with our third-party offsite storage provider Kefron to return mortgage deeds back to those customers who have redeemed their mortgages.
If you have received a letter that means we currently hold a mortgage deed or mortgage file in your name and we wish to return it, please contact the Kefron service line on 01 - 9136440 between the hours of 9am and 4pm to confirm delivery address. Please note that all deeds must be signed for at the time of delivery.

- Ulydien DAC still holds a mortgage deed or mortgage file related to your account and we are now taking the necessary steps to return your documents. This may be needed in the future should you wish to sell or transfer your property.
- I have sold the property in question, what are you still holding in my name?
- Ulydien DAC still holds a mortgage deed or mortgage file pack in your name. For properties that have been registered with the Land Registry and where ownership details can be confirmed and updated online, the legacy pack we hold may not have been required for sale purposes. The documentation in the pack is likely to be additional documentation that was required at drawdown i.e. original Certs of Title, Life policy confirmations and Solicitors Undertakings. These can be destroyed on your approval, or we can return the documentation to you. Please contact Kefron on 01 - 9136440 to confirm.
- I do not need the content as I already have the title deeds, what do I need to do?

Ulydien Review of Mortgage Accounts
Ulydien has identified a mortgage system-generated error which has impacted certain current and former customer mortgage accounts, discovered as part of its phased withdrawal from the Republic of Ireland.
The error had an impact on the amount of mortgage interest that accrued on the mortgage balance and, in some cases, affected the phasing of customer Normal Monthly Repayments (NMR). The error did not impact the total amount of capital to be repaid on the mortgage or the rate of interest charged.
Ulydien would like to sincerely apologise for this issue.

Make an overpayment
There are two main ways to make an overpayment into your mortgage:
Making a lump sum payment or making regular extra monthly overpayments.

Fixed rate mortgages
An early redemption charge is due if you repay all or part of your fixed rate mortgage before the end of the set fixed period. However, in addition to your scheduled repayments, you can make an overpayment of up to 10% of your balance in each calendar year without any penalty.
There are no early redemption charges if you are on a tracker rate or a flexible variable rate mortgage.

Review your current mortgage rate
If your current deal is coming to an end, we will write to remind you 60 days in advance to let you know you will be moving to the follow on variable rate as per your Terms & Conditions.
As Standard Variable Rate and Managed Variable Rates are not linked to the European Central Bank (ECB) base rate, the rate can increase or decrease at any time even if there is no change in the ECB base rate.
You should always keep your mortgage arrangements under review as there may be other options that could provide savings for you. This will depend on specific factors such as:
Your Loan to Value (which is how much you owe on your mortgage in relation to how much your house is worth the value of your home and outstanding balance on your mortgage.)
The amount of your borrowing
Whether you choose a fixed or variable rate (Ulydien DAC does not offer alternative rates.)
You might be able to avail of lower interest rate from another lender based on an up-to-date valuation of your property.
